Most common scenarios

The casement that has dropped on its hinges

uPVC and aluminium casements rely on friction stays — slim metal arms hinged top and bottom — to hold the sash square. After about a decade those stays loosen, the sash sags, and the espagnolette lock starts to miss its keeps. Replacement stays are inexpensive but specific to the brand and the maximum sash weight. We carry the four common types in five sizes.

The window handle that turns but doesn't lock

If you can turn the handle 90 degrees but the locking points don't engage, the espag gearbox is almost certainly worn out. We carry universal-fit gearboxes for nine of the ten major UK windows and can usually replace one in twenty minutes once we've identified the spindle length and backset.

The Edwardian timber casement that swells in autumn

Period timber casements expand and contract. Each autumn the sash sticks; each spring it loosens. We assess the binding points carefully — sometimes a few minutes with a smoothing plane is all it takes, sometimes the sash has dropped and needs re-shimming. We don't believe in the "rip-it-out and put a uPVC unit in" school. Period timber lasts when it's looked after.

If your handles work but the sash is whistling, you don't need a new window. You need a stay kit, a seal kit, and a careful afternoon.

  • Espag gearbox replacement: £120–£175 per window.
  • uPVC handle change (anti-snap upgrade): £55–£95 each.
  • Timber casement plane & re-shim: £140–£220 per casement.
