The three job patterns we see most often
1. The dropped door
A solid timber door that has been hanging twenty years will eventually pull its top hinge. The screws turn in mush, the door drags on the threshold, and the lock stops engaging cleanly. We strip the hinge, dowel and re-glue the screw line, then re-fit with longer fixings into solid timber. Where the frame itself has split we'll resin-bond the cheek before re-hanging, which is cheaper than a frame swap and lasts in our experience another ten to fifteen years.
2. The non-compliant fire door
The Fire Safety (England) Regulations 2022 made quarterly inspections of communal fire doors mandatory in blocks over eleven metres tall, and a yearly check on the flat entrance doors of every leaseholder. We inspect against the FDIS criteria and supply a written certificate per door — typical findings include missing intumescent strips, non-conforming flush bolts, oversized gaps and incompatible closers. Most flats can be made compliant inside an hour.
3. The cosmetic door that needs a hidden fix
Period doors in Islington, Camden and Hackney are routinely beautiful and frequently misaligned. We work hard to keep original ironmongery in place — we'll re-tap stripped screw holes, mill new keeps for sagging mortice locks, and adjust hinge knuckles before we ever recommend replacing a door someone has lived with for thirty years.

Costs you'll actually see on the quote
Below are typical line items so you know what's coming. Every quote we issue is fixed before we start; the figures here are illustrative.
- Standard call-out (Zones 1–3): £74 inc VAT, deducted from the final invoice if you proceed.
- Hinge re-set, single door: £128–£190 depending on whether the frame needs resin reinforcement.
- Closer fit & adjust (Briton 2003 / Geze TS 4000): £165–£245 supplied and fitted.
- Multipoint lock case replacement: £210–£340, OEM Era / Yale / Mila.
- Fire-door remedial visit (per flat): £180 first door, £95 each further door at the same address, certificate included.
Booking and what to expect
Send a photo and a paragraph; we will reply with a written quote and an offered slot inside two working hours. The engineer will turn up with the right hinges, closers and seals in the van — we don't issue half-completed jobs that need a second visit for parts. After the work, you will get a part-coded receipt, the spare keys (if any), and a hand-over note covering how to look after the door for the next decade.
